A pre-purchase home inspection is a thorough examination of the property that you're considering buying. It will help you determine any potential problems with the house and provide peace of mind by knowing exactly what you are purchasing.
The inspector will walk through your future home from top to bottom, looking for structural problems, plumbing leaks, pests, mould, heating/cooling or anything they deem necessary.
Once you've found a place you love and want to make an offer, we'll conduct a pre-purchase inspection so that all of your bases are covered before signing on the dotted line!
The inspection will typically take a few hours, and we'll keep you posted throughout the process. We send our highly skilled expert to your property fully equipped with his laptop and the latest gadgets, tools, and equipment needed to provide an accurate home inspection.
The items he will inspect include but are not limited to the following components.
Electrical panels and wiring systems. Our inspector will closely inspect all of your electrical components including fuses, circuit breakers, main service panel, sub-panels, outlets and lighting fixtures.
All things that keep you comfortable inside the home are inspected. The furnace/boiler, air conditioner, humidifier and air filtration are all part of the process. The inspector will look at all visible components of the plumbing system, including water supply pipes, gas lines, drain waste vents, water heaters, and faucets. He'll also check for leaks or other issues around sinks, showers, and toilets.
The inspector will walk the roof looking for the presence of a deck or plywood sheathing, venting systems working correctly, if shingles are in good condition with no missing pieces, flashing in good condition and not deteriorated, valleys in good shape, chimney flashing, and for potential ice dams.
Our inspectors will look over every aspect of the property so that you are fully appraised of the condition of the home when looking at our report.
Our company goes above and beyond to provide all the information you need. The final report includes the following components:
Summary of Inspection - An overview of all systems inspected with a summary or commentary on their condition, any necessary repairs required, and projected life expectancy based on years of real-world observation.
Pictures/Videos - Before and after pictures (if required) will document the current conditions and any corrective action performed during this inspection. Photos can be viewed digitally on-screen or printed for your reference. A video demonstration of certain defects may also be included in some reports.
